A dripping tap usually comes down to one worn part, and our tap repairs page covers the washer and cartridge fixes that stop a drip without a full swap. Replacement earns its call when the tap body is past saving, the finish is dated, or you want a mixer where two spouts sat. A new pan and cistern goes in through our toilet installation service, and the full range sits under tap and toilet plumbing.

Mixer Taps and Separate Taps Compared

A mixer tap blends the hot and cold supplies at one spout, while separate taps give each supply a spout of its own. One lever or a pair of handles works a mixer; separate taps turn each side on and off where it sits.

Whatever you choose has to suit the fixture it lands on:

  • how many holes the sink or basin has, and how wide they are
  • whether the fitting sits on the deck or comes off the wall
  • the supply connections below, which we check before you commit to a tap.

A wall-mounted unit draws its water from pipes inside the wall, so switching between wall and deck mounting opens the wall as well as the fixture. Isolation valves matter here too: a valve on each supply line closes the water to that one tap alone, so the rest of the house stays on.

Certification Rules for Replacement Taps

WaterMark certification is the product mark proving a tap meets the safety and fit-for-purpose requirements of the Plumbing Code of Australia. WELS registration is the second label: the scheme records how much water a tap draws and shows that as stars on the product.

A tap fitted in Australia carries both, and the WaterMark is the one that lets a licensed plumber install it legally. Business Queensland sets a 3-star WELS minimum for showerheads and tap fittings, and states the requirement doesn't apply to renovations.

Buying online adds one check. A listing has to show the WaterMark trademark, the product specification and licence number, plus the WELS registration number or registered model name, its stars and its flow figures. Both product databases search by model name, and a seller can fill any gaps before you pay.

Who May Replace a Tap in Queensland

Queensland lists replacing a tap among the jobs that need an appropriately licensed person; the QBCC's home owner guide uses that very job as its example. Only one tap task sits outside the rule: anyone with the knowledge and skill may change a jumper valve or a washer, though the standards still bind the work.

The paperwork splits two ways:

  1. A like-for-like swap

is minor work. A QBCC licensee does it, with no permit and no Form 4.

  2. A brand-new tap, or one shifted to a new position,

is notifiable work. No council permit applies, but we lodge a Form 4 with the QBCC inside ten business days of finishing.

Rentals add a layer. A tenant needs the owner or manager's written approval, on a Form 23, before attaching a fixture or making a structural change, and such a request shouldn't be refused without reason. Where a tenant fits something anyway, the owner can treat it as a breach, accept it as an improvement, or remove it and pass the removal costs to the tenant.

The 9 Litres per Minute Rental Tap Rule

Before an owner may bill a tenant for all water used, the cold taps indoors and any single mixer must flow at no more than 9 litres per minute. The rule counts cold taps over a hand basin, a kitchen sink or a laundry tub, mixers included. Taps over a bath, garden taps outside, and taps feeding washing machines or dishwashers are exempt.

Plenty of homes here are rentals: at the last census, 17.6 per cent of dwellings were owned outright and 41.5 per cent carried a mortgage. An owner who bills for water should keep proof the taps are efficient, such as plumbing reports or compliance certification, receipts, packaging, and warranties or instruction manuals. The wider charging rules live on our rental plumbing page.

Tap Type, Access and Paperwork Behind the Quote

The tap type leads the price, followed by whether the isolation valves and connections can serve again, whether the fixture's holes suit the new fitting, and the working room underneath. Several taps done in one visit shift it as well.

A brand-new or repositioned tap adds the Form 4 lodgement fee, which we pay and may pass on to the owner with administrative costs. A fixed quote before any work starts sets every driver down in writing rather than guessed at.

Tap Replacement Questions Answered

Call (07) 3520 4094

Can I replace a tap myself in North Lakes?

No, a whole new tap is licensed work in Queensland, so a plumber with the right licence does the swap. The QBCC lists one tap job as unregulated: changing a jumper valve or a washer, which anyone with the skill may do, and even that work must meet the standards.

Can I buy my own tap and have a plumber fit it?

Yes, and check the labels before you buy. A licensed plumber can only install a tap that carries the WaterMark, and WELS registration supplies the star label. Both databases can be searched by model name, and a seller can provide anything the listing leaves out.

How much does it cost to replace a tap in North Lakes?

The tap you choose and whether the isolation valves and connections can be reused drive most of the price, with working room under the fixture next. Your written quote confirms the figure before work begins.

Does a tap replacement need a permit or Form 4?

The job's category decides. A like-for-like swap is minor work, needing no permit and no Form 4. A brand-new or repositioned tap is notifiable work: no council permit, but a Form 4 goes to the QBCC, and a permit applies only where a building shares a combined drain or a dual reticulated water supply.

Can a tenant replace a tap in a rental?

No, the swap is licensed work, so the owner or property manager arranges it. A tenant who wants to attach a fixture or make a structural change needs written approval on a Form 23, which shouldn't be refused without good reason.
